LODGER AGREEMENT
Licence to occupy a room in the owner’s home — resident landlord, excluded occupier
(1)Priya Patel of 22 Elm Road, Leeds LS6 2AB (the “Owner”); and
(2)John Smith, currently of address (the “Lodger”).
1. THE ROOM AND SHARED AREAS
1.1The Owner permits the Lodger to occupy the back bedroom on the first floor (the “Room”), together with shared use of the kitchen, bathroom and living room, and the furniture listed in the Schedule.
1.2The Owner lives in the Property as their only or principal home. This Agreement is a licence, not a tenancy: the Lodger is an excluded occupier under section 3A of the Protection from Eviction Act 1977.
2. TERM
2.1The licence starts on 1 December 2026 and continues monthly until ended under clause 8.
3. PAYMENTS
3.1The Lodger shall pay £450 per month in advance on the 1st of each month, inclusive of gas, electricity, water and broadband.
3.2A deposit of £ amount is held by the Owner and returned within 14 days of the Lodger leaving, less any properly evidenced deductions.
4. DEPOSIT
4.1The statutory tenancy-deposit schemes do not apply to a lodger’s deposit; the Owner shall nonetheless itemise any deductions in writing.
